Analysis
The Arc is targeted for students, and the developer has already sealed a lease agreement to Multimedia University (MMU) students for a period of 25 years. Due to this, the developer has offered Guaranteed Rental Return (GRR) for 8% yield per year for 25 years.
The GRR is offered based on 4+4 year lease-back option for 6 times plus 1 additional year (25 years). RM50,00 of the price tag is actually used for renovation. Hence, the 8% yield is only derived from the unit price minus RM50,000. For example, if the unit is bought at RM350,000, the GRR only applies on 8% of RM300,000.
And looking at The Arc's very strategic location next to MMU, it is believed that one might make more than 8% yields in 3 to 5 years. However, bear in mind that almost all properties for students in Cyberjaya do not appreciate much in value, but have been a fantastic tool for rental income for investors.
